# Dashboard

> Your at-a-glance home: action counts that deep-link to work, weekly team goals, and outreach analytics.

The Dashboard is the home screen for finding and working deals. Find it by clicking
**Dashboard** in the sidebar. Every number on it is clickable or filterable, so it doubles as
a daily to-do list: what's new, who's waiting on you, and what needs a follow-up.

<Info>
  **Key things to know**

  * The three quick action cards deep-link into Deal Hub, Messages, and Deal Pipeline already
    filtered to the matching deals.
  * Goals track your whole organization's week (Monday-Sunday, org timezone) and reset every
    Monday.
  * Only admins and owners can edit the weekly goal targets.
  * Stats refresh automatically about every 30 seconds.
</Info>

## Hero buttons

* **My Meetings** opens your meetings calendar; a badge shows how many calls or walkthroughs
  you have scheduled this week.
* **Find New Deals** jumps straight to [Deal Hub](/features/deal-hub).

## Quick action cards

| Card | What it counts | Where it takes you |
| --------------------- | ------------------------------------------------------------------------------------------------------------------------------------------------------------------------------------------------------------ | -------------------------------------------------------- |
| **New Deals** | Listings in your Deal Hub ZIPs with 7 or fewer days on market, excluding ones already saved to your pipeline. | Deal Hub, filtered to the last 7 days. |
| **Need Reply** | Pipeline deals where the agent's latest message is still unanswered (their last message is newer than your last reply). | Messages, filtered to conversations awaiting your reply. |
| **Follow Ups Needed** | Deals past their follow-up due time - either an explicit next follow-up date or your organization's default interval (per-deal overrides respected). Deals waiting on your reply aren't double-counted here. | Deal Pipeline, filtered to deals awaiting follow-up. |

## Weekly goals

The **Goals** section tracks organization-wide progress for the current week (Monday-Sunday,
in your organization's timezone):

* **New Conversations**
* **Qualified Offers**
* **Under Contract**

Each goal shows current progress against the target (for example "7 / 10") plus a comparison
to the same point last week ("up 3 vs last week"). Organization **admins** and **owners** can
click the gear button to open **Weekly Goal Targets** and adjust the numbers; everyone else
sees the goals read-only.

## Analytics

### Pricing Analytics

Compares response rates and offer distribution for SMS or email offers, so you can see which
discount levels actually get agents talking.

* Toggle **SMS** / **Email** and pick a time range: **Today**, **This week**, **This month**,
  or **Lifetime**.
* Two charts: **Response Rate by Discount** (how often agents respond at each discount level)
  and **Offer Distribution** (how many offers you sent at each discount level).
* The summary row shows your average discount, total offers, responses, and overall response
  rate. Offers above list price are excluded from the analysis.

<Tip>
  If response rate falls off a cliff beyond a certain discount, that's your market's
  tolerance line - useful when setting target prices in the
  [Deal Calculator](/features/roi-calculator).
</Tip>

### Template Performance

Shows which message templates drive the best results, over your account lifetime:

* Filter tabs **All**, **SMS**, and **Email** (with counts), plus a search box.
* Templates rank by how many times they were sent, with two bars each: **Response Rate**
  (teal) and **Under Contract Rate** (amber).
* **Show unused** reveals templates that haven't been sent yet.
* Click a template's name to preview its content. Manage templates themselves in
  [Message templates](/features/message-templates).

### Activity

Totals for a selected range (**Today**, **This week**, **This month**, **Lifetime**):
**Messages Sent**, **New Conversations**, **Qualified Offers**, and **Under Contract**.

## Common questions

<AccordionGroup>
  <Accordion title="Why doesn't 'New Deals' match Deal Hub's new-listings count?">
    The dashboard card always uses a fixed 7-day window and excludes listings already saved to
    your pipeline. Deal Hub's own "new" threshold is an organization setting that may differ
    from 7 days.
  </Accordion>

  <Accordion title="What exactly makes a deal count as 'Need Reply'?">
    The agent's most recent message in that deal's conversation is newer than your most recent
    outgoing message - in other words, the ball is in your court. Internal notes don't affect
    it.
  </Accordion>

  <Accordion title="Why isn't a quiet deal showing under 'Follow Ups Needed'?">
    A deal only counts once it's past its follow-up due time, and only if follow-ups are
    enabled for it. Deals with follow-up disabled, deals already waiting on your reply, and
    deals with no conversation yet (outside the contacted stages) aren't counted.
  </Accordion>

  <Accordion title="Who can change the weekly goals?">
    Only organization admins and owners, via the gear button on the Goals section.
  </Accordion>

  <Accordion title="Are the goals per person or for the whole team?">
    Goals track the whole organization's combined progress for the week, not individual
    members.
  </Accordion>

  <Accordion title="Why don't my analytics match a report I pulled earlier today?">
    Dashboard stats refresh about every 30 seconds and time ranges use your organization's
    timezone, so numbers move during the day. Pricing Analytics also excludes offers above
    list price.
  </Accordion>
</AccordionGroup>

## Limitations

* Dashboard stats refresh about every 30 seconds; they are not instant.
* Goals reset each Monday and use your organization's timezone.
* Template Performance is lifetime only; it has no custom date range.
* Pricing Analytics excludes offers above list price.
