# Off-Market & Address Lookup

> Analyze any address, create off-market deal cards manually, and turn pasted texts, emails, or flyers into deals.

Beyond the on-market listings in Deal Hub, the **Off-Market/Lookup** page lets you analyze any
address - including off-market properties - and build deal cards from leads that arrive as
texts, emails, flyers, or screenshots. Find it under **On-Market Zone → Off-Market/Lookup** in
the sidebar.

  **Key things to know**

  * You can add properties from any ZIP code, but addresses outside your tracked ZIPs don't
    get live updates or automatic comps.
  * Manual and imported deals are linked to a contact, which keeps your pipeline organized.
  * **Save to Edit** on a property adds it to your Deal Pipeline in the Not Contacted stage.
  * **Text to Deal** and **Image/PDF to Deal** extract deals from pasted content with AI
    assistance - always review before adding.

## Four ways to add a property

| Method                   | Best for                                                                         |
| ------------------------ | -------------------------------------------------------------------------------- |
| Address search + **Add** | A specific address you already know, on or off market.                           |
| **Manual**               | An off-market deal where you have the details but the address may not pull data. |
| **Text to Deal**         | A lead that arrived as a text message or email body - paste the content.         |
| **Image/PDF to Deal**    | A flyer, screenshot, or email attachment - upload the file.                      |

## Look up an address

    Type into the address bar ("Enter a street address") and pick the suggested address, then
    click **Add** to pull up the property. If no listing agent is found for the address, the
    property card opens first and you're then asked to add a contact - you can skip and add
    one later from the deal card.

    Open the property card to see details, comps, rent estimates, and the Deal Calculator -
    the same workspace used in Deal Hub. See [Property details](/features/property-details).

    Click **Save to Edit** to add it to your Deal Pipeline in the Not Contacted stage.

<Note>
  Addresses outside your tracked Deal Hub ZIP codes show "Outside automated ZIPs" instead of
  an automatic comps value. You can still open the property and add manual
  [comps](/features/comps) yourself.

## Add an off-market deal manually

    Click **Manual** next to the search bar to open the **Create deal card** window.

  <Step title="Enter the details">
    Required: **Address** (pick the suggested address so it standardizes), **City**,
    **State**, **ZIP**, **List Price**, **Property Type**, **Beds**, **Baths**, and **Sqft**.
    Optional: **Current Rent** and **Notes** (condition, tenant info, and similar).

  <Step title="Create the deal card">
    Click **Create deal card**. The property card opens right away so you can review the
    deal.
  </Step>

  <Step title="Link a contact">
    You'll then be asked to select or create a contact for the deal, such as the seller or
    wholesaler. If you skip this step, you can add a contact later from the deal card.

## Import deals from a message or file

<Steps>
  <Step title="Open the importer">
    Click **Text to Deal** to paste the text of a message or email, or **Image/PDF to Deal**
    to upload a flyer, screenshot, or PDF.

  <Step title="Review what was found">
    The content is read with AI assistance and the properties it mentions are listed with
    their extracted details. Select the ones you want.
  </Step>

  <Step title="Confirm each deal">
    The **Add to Lookup** panel walks you through the selected deals one at a time, side by
    side with your original text or document. Each deal needs a standardized address (pick a
    suggestion until you see "Address confirmed") plus city, state, ZIP, list price, beds,
    baths, sqft, units, and property type. Current rent and notes are optional. Use **Add &
    Next** to confirm and continue, **Skip** to pass, and **Back** to revisit.

    Like manual deals, imported deals are linked to a contact - handy when one wholesaler
    sends you a list of several properties.

## Working with your Lookup list

Looked-up properties stay on the page as a list you can come back to:

* Filter by **Property Type**, filter by wholesaler contact, or use the search (magnifier) to
  find a property in your results.
* Select multiple properties with their checkboxes for bulk actions: **Message** the linked
  contacts, enroll them in a **Sequence**, **Save** all selected to your Deal Pipeline, or
  **Delete** to remove them from the Lookup list.
* Deleting from Lookup only removes the entry from this page; deals already saved to your
  pipeline are not affected.

## Common questions

    Yes - address lookup works for any address, and you can add off-market properties as
    manual deals or imports.

  <Accordion title="Does saving here add it to my pipeline?">
    Yes - **Save to Edit** adds the property to your Deal Pipeline in the Not Contacted
    stage, carrying over any comps or calculator work you did first.
  </Accordion>

  <Accordion title="Why do I have to pick a Google-suggested address?">
    Standardized addresses are what link a deal to property data, comps, and mapping. The
    importer won't add a deal until its address shows "Address confirmed".

  <Accordion title="Why does my off-market property have no comps value?">
    If the address is outside your tracked Deal Hub ZIPs, automatic comps aren't calculated.
    Open the property and add comps manually, or add the ZIP in
    [ZIP Setup](/features/deal-hub/zip-setup) if you invest there regularly.

  <Accordion title="Why is every manual deal linked to a contact?">
    Off-market deals don't come with a listing agent, so the linked contact (seller,
    wholesaler, agent) is who outreach and sequences talk to. It also prevents orphaned deals
    with no one to contact.

  <Accordion title="The import missed or mangled a property. What can I do?">
    Extraction is AI-assisted and depends on how clear the source text or image is. Every
    field stays editable in the **Add to Lookup** step, so correct details there, or fall back
    to **Manual** entry for that property.

## Limitations

* Properties outside your tracked ZIP codes don't receive live updates or automatic comps.
* Imports create deals one confirmed address at a time; deals skipped in the wizard aren't
  added.
* Lookup is for analysis and intake; ongoing deal work (stages, follow-ups, offers) happens in
  the [Deal Pipeline](/features/deal-pipeline) after saving.
