A managed property is a rental or other holding your organization operates in Manage. You can add one by hand, move a saved deal from the Deal Pipeline, or import a spreadsheet. + Add Property is on the Dashboard and in Portfolio.
Key things to know
  • Add New Property is a blank record. Move from Pipeline brings a deal you already saved in Buy.
  • A move asks for Purchase Price and Purchase Date before it finishes.
  • The property spreadsheet accepts up to 250 rows. Rows that fail validation are skipped.
  • Every new property counts against your plan’s managed-property limit.

Choose how to add it

Use Add New Property when the holding was never a deal in Buy. You look up or type the address, then fill specs yourself.

Add a new property

1

Open Add Property

Click + Add Property. The window title is Add Property.
2

Choose Add New Property

The description under that choice is Manually enter property details or use address lookup.
3

Enter the address and specs

Look up the address, or type it. A new property gets a default unit named Unit 1 unless the spreadsheet (or a later edit) adds more units.
4

Save

The button reads Add Property while you confirm, and Adding… while it saves. The property then appears in Portfolio. Add leases, insurance, taxes, systems, and loans on its tabs.
If you are at the plan limit, a limit dialog appears instead of creating the property. Upgrade or remove an archived holding before you try again. See Billing & Plans.

Move a deal from the pipeline

1

Choose Move from Pipeline

Click + Add Property, then Move from Pipeline. The subtitle says you are selecting pipeline properties to move into Manage. The move does not delete the Buy deal.
2

Find the deal

Search with Search pipeline properties…. Sort Address, Type, Status, or Stage by clicking the column header. An empty list says No pipeline properties available to move.
3

Set purchase details

Click Move. The next window is Set Purchase Details. Purchase Price and Purchase Date are both required. The purchase date cannot be in the future. Click Move again. The button reads Moving… while it runs.
A successful move shows Property moved to Manage. If that address is already managed, you see Property is already in Manage and nothing new is created.
A slow move can time out after the property is already in Portfolio. Check Portfolio before you add the same address again. If files are missing, use Import > Copy BUY attachments. Keep the page open while files copy.
What comes across, and what stays in Buy, is covered in Moving from Buy.

Import a property spreadsheet

1

Open the template

Click Import, then Import property spreadsheet. Download the CSV or Excel template.
2

Fill one row per unit

Address, City, and State are required. Put the street on its own line. City, state, and ZIP are separate columns. A two-letter state code is preferred.
3

Review the preview

Upload the file. Every column stays visible, including blanks, so you can fix cells before import. Addresses are standardized when a match can be found.
4

Import the valid rows

Only rows that pass validation are imported. You can import up to 250 rows at a time. Each new property still counts toward the plan limit.
Rows that share an address and use different values in Unit become one property with multiple units. Leave Unit blank for a single-family house. The import does not create leases, insurance, taxes, or loans. Add those in Portfolio, or with Upload property document. See Import.
The preview shows which cells failed. Fix them and import again. Blank rows are ignored. A duplicate address is treated conservatively, so a near-match may be skipped instead of merged into the wrong property.
The property template stops at the property and its units. After the properties exist, use Upload property document for a lease, policy, tax bill, or system warranty, or type the records on the Portfolio tabs.
Addresses are standardized when a match can be found, before you confirm the preview. Check the preview street, city, and ZIP before you import.
After the property exists, the next useful pages are Portfolio for operating records and Financials for actual money.
