Manage is the workspace for properties your organization already owns. Find it by clicking the zone switcher at the top of the sidebar and choosing Manage. The switcher shows a Beta label next to Manage.
Key things to know
  • Manage has four pages: Dashboard, Financials, Portfolio, and Documents.
  • A phone shows This one likes a bigger screen. Open Manage on a laptop or desktop.
  • If your plan includes no managed properties, the page says Manage is not enabled and offers View plan options.
  • Moving a deal from Buy copies it into Manage. The original deal, messages, and files stay in Buy.

In this section

Getting properties in

Add a property by hand, move one from the pipeline, or import a spreadsheet.

Moving from Buy

What a move copies, what stays in Buy, and how to retry missing attachments.

Dashboard

Cash flow, ROI, occupancy, and the Needs attention list.

Portfolio

Properties, units, leases, insurance, taxes, systems, and loans.

Financials

Income, expenses, acquisition, debt service, and categories.

Documents

The file vault, and the documents on each property card.

Import

The shared Import menu: statements, property documents, spreadsheets, and Buy attachments.

Buy and Manage

Find listings, run comps, contact agents, and move deals through the pipeline until they close. The Buy sidebar is Deal Hub, Lookup, Deal Pipeline, Messages, Sequences, and the Buy Dashboard.
Buy is where the deal is still a pursuit. Manage is where it is a rental you operate. The same organization, team, and Messages inbox serve both. Switching zones does not sign you out or hide the other zone’s data.

A first week in Manage

1

Confirm the plan includes Manage

If the page says Manage is not enabled, your managed-property limit is zero. Click View plan options, or ask an admin. Default plans: Starter has none, Growth has 13, Pro has 25, and Premium is unlimited. A custom limit can differ. See Billing & Plans.
2

Bring properties in

Use + Add Property for one address, Move from Pipeline for a deal you already analyzed, or Import property spreadsheet for a list. See Getting properties in.
3

Add the operating records

On Portfolio, record leases, insurance, taxes, systems, and loans. Those records are what Needs attention watches.
4

Record the money

Enter income and expenses on Financials, or drop in a statement with Import. Review every extracted line before you save it.
5

Work the Dashboard

Check cash flow and ROI for the period you care about, then clear Needs attention items by updating the underlying record or recording the payment.

What each page is for

Import is not a fifth page. The same Import button sits on all four pages. See Import.

Filters that follow you

The bar under the header is shared. Pick one property, or leave it on Portfolio to include every managed property. When one property is selected and it has units, a unit filter appears on Dashboard, Financials, and Documents. The period choices are Current month, Last month, Year to date, Lifetime, and Custom date range. Custom date range asks for the first and last dates to include. Portfolio uses its own property picker inside the page. The date range applies to Dashboard and Financials, not to the Portfolio table itself.
Lifetime includes the whole history, including future-dated rent or loan schedules. Use Current month or Year to date when you want a normal operating snapshot.

Who can do what

Anyone in the organization who can open Manage can view the portfolio and update records. Deleting documents follows the same admin rule as the rest of Manage: an admin can delete. Archiving a property asks you to confirm, and a failed row in a bulk archive stays selected so you can retry.
Manage is a desktop product. The phone screen says This one likes a bigger screen and points you to a laptop for financials, properties, and documents. Deal Hub, Lookup, Pipeline, Messages, and the Buy Dashboard stay on the phone.
The zone switcher only offers Manage when the organization’s managed-property limit is above zero. Starter starts at zero. Upgrade, or ask an admin to raise the limit.
It should not. A move adds a managed property and leaves the Buy deal, its stage, and its messages in place. If you do not see the new property, check Portfolio before adding the address again. See Moving from Buy.
There is no separate Manage settings page. Plan limits are in Billing & Plans. Buyer identity, phone, and email stay Buy setup. Categories for income and expenses are created inside Financials with + Add category.
Settings, billing, and team roles live in the Account tab of this help center.
