Use comps, rehab costs, rent sources, the Deal Calculator, and editable property details from the Info tab.
The Info tab holds every financial tool for a property: comps-based valuation, rehab
estimating, three rent sources, the Deal Calculator, and the editable property attributes
that feed all of them.
Key things to know
Financial Analysis works like a draft: changes stay local until you click Save, and closing with unsaved changes prompts you first.
The Rent card shows the active rent source large (Estimate, Section 8, Current, or What if), with the other sources as compact chips you can tap to switch. The ROI uses whichever source is selected.
Rehab Cost supports three methods: Quick, Scope items, and Quotes.
On unsaved (Deal Hub/Lookup) properties, click Save to Edit first or edits won’t persist.
Toggle between Photos and Map on the image strip at the top.

Check the valuation
Compare List Price against the Comps value. Click the Comps tile to open the full
comps view and adjust comparable selection - see Comps. The price
history icon shows past list-price changes.

Set rehab and rent
Open Rehab Cost to set the rehab number, and pick the rent source that fits -
estimate, Section 8, or actual current rent.

Run the Deal Calculator
Open the Deal Calculator card for full rental or flip ROI analysis, target prices,
and financing scenarios - see Deal Calculator.

Edit property details if needed
Correct beds, baths, sqft, year built, and other attributes; the analysis updates.
Advanced Info loads county data - taxes, owner, mortgages, construction, and more.

Save changes
Click Save in the Financial Analysis header to persist your analysis for a property
already in your pipeline. If you close with unsaved changes, you’re prompted to Save
changes or Discard changes.
The asking price, with price history on click. After purchase you can record the actual purchase price and date.
Comps
Opens the comps view for comparable sales and value adjustments. The tile shows the current comps value and discount.
My Offer
Your offer amount - a manual override, or otherwise the latest offer mentioned in an outbound SMS/email. Click to view offers.
Rehab Cost
Estimate rehab with Quick, Scope items, or Quotes (see below). The same number feeds the ROI and the Deal Calculator’s Rehab tile.
Rent
Active rent source shown large (Estimate, Section 8, Current, or What if). Other sources appear as chips below - click a chip to make it active.
Deal Calculator
Full rental or flip ROI analysis with targets and financing - see Deal Calculator.
Max Offer (Target) summary
A read-only card showing both ARV and ROI scenarios for the active mode, highlighting the current one. Click to open the Deal Calculator.
Advanced Info
County records loaded on demand: tax assessment, owner and occupancy, mortgages and liens, last sale, plus construction details (exterior wall, roof, condition), utilities, garage, basement, lot size, and zoning. Distress indicators like bank-owned (REO) or quit-claim transfers appear as badges.

Save
Persists analysis changes when the property is in your pipeline.
Open Rehab Cost from Financial Analysis to set the rehab number used in ROI. The three
methods are mutually exclusive - the active one supplies the total.
Quick
Pick one of three ways to get a single rehab number:
Fixed - enter a flat dollar amount.
Percent - a percent of List price or ARV, with a live equation so you can
switch the basis and see the calculated total.
$/ft² - choose a repair type (for example Light or Full gut) and the modal multiplies
the property’s square footage by that type’s per-square-foot rate. The known living area
is filled in by default, and you can edit the square footage for the deal.
Organization admins set the per-square-foot rates for each repair type, and can turn on an
Auto-apply to new deals rule for any Quick mode so new deals start with a rehab estimate
already filled in. Deals using $/ft² with no known square footage are skipped, as are deals
using % of ARV with no known ARV.When Quick is the organization’s default method, a deal with no rehab yet shows the
default Quick estimate on its Rehab Cost card as soon as you open the property - the same
amount the Rehab Cost modal opens on, including % of ARV setups. Saving the deal or the
modal makes it the deal’s own value.
Scope items
Pick repair items (roof, kitchen, flooring, and so on), choose a condition level for each
item, and review the calculated cost per group and in total. Catalog items may be priced as
Flat or /sqft;/sqft New bases use the property’s living area. Organization admins
configure the item catalog, condition levels, and pricing under
Advanced Settings > Organization > Rehab.
Admins can also pin Quick / Scope / Quotes as the org default from the pin on each method
tab in the Rehab Cost modal.
Quotes
Add manual quote rows or import quote files from contractors. Checked quotes count toward
the rehab total, so you can keep alternates on file without inflating the number.
The Rent card highlights one active source as the primary value. The other sources sit in
a compact chip row underneath so you can scan them and switch without opening another panel.The rental ROI uses one rent source at a time:
Estimate - the fetched market rent estimate (range and comps count when available).
Section 8 (HUD) - the HUD-based rent for the area; selected automatically when no
usable current rent or market estimate exists.
Current - the actual rent you entered; typing a current rent selects this source
automatically. An empty value means vacant.
What if - a custom rent you enter for scenario testing.
Your selection is saved with the property, so the deal reopens with the same source you chose.
From Deal Hub or Lookup, click Save to Edit before expecting analysis changes to
persist. Tiles that need it show a “Save to persist” hint.
Waltz is a DSCR calculator, so Get a loan with Waltz uses the first DSCR loan in
your Financing setup, including its LTV and interest rate. Hard Money and other loan
types are ignored. If the deal has no DSCR loan, Waltz uses your organization’s DSCR
financing preset. If neither is available, Waltz opens with its own loan defaults.
Why did my analysis changes disappear?
Either the property isn’t saved to the pipeline yet (use Save to Edit), or you closed
the property and chose Discard changes at the unsaved-changes prompt. Analysis edits
are drafts until you click Save.
Why does the ROI use Section 8 rent instead of my estimate?
When no current rent or market estimate is available, the calculator defaults to
Section 8 (HUD). Pick a different source once an estimate exists - your explicit
selection always wins and is remembered.
Where does the My Offer number come from?
From your manual override if you set one, otherwise from the latest offer amount detected
in an outbound SMS or email to the agent. Click it to view and manage offers.
Why is there already a rehab amount on a deal I just saved?
Your organization may have Auto-apply to new deals enabled in Rehab settings: new
deals without a rehab value get the organization’s Quick estimate applied automatically.
You can change or replace it anytime.
Why are some Advanced Info fields missing?
Details like exterior wall, roof, garage, or basement come from county assessor
records, and counties vary in what they report - missing fields are simply not on
file for that property. If you fetched Advanced Info for a property a while ago,
newer fields (construction, utilities, liens) appear the next time the data is
fetched for that property.
Why is the last sale price marked as Estimated?
In some states (for example Texas), sale prices are not part of the public record. When
that happens, the Advanced Info panel shows the data provider’s best estimate and
labels it Sale Price (Estimated). The actual amount the buyer paid may differ.
Do changed financial presets affect my saved deals?
Buying-cost rows inherit your organization’s current presets until you explicitly edit
the costs on that property and mode - after that, your per-deal edits stick. Presets live
in Basic Setup > Financial Presets.
