Deal Terms are your organization’s default offer terms: inspection window, closing timeline, and earnest money. When a template or message uses offer placeholders, the values come from this page, so your whole team starts from the same offer language without retyping timelines on every deal.
Key things to know
  • Deal Terms fill the , , and placeholders in Message Templates.
  • The offer price formula (Offer Base and Discount) is pinned from the My Offer panel when contacting an agent, not here. See Bulk Messaging.
  • Defaults apply to new messages and placeholder previews. Already-sent messages never change.
  • Only admins can save. Click Save Deal Terms to apply, or Reset to restore the standard defaults.

What this affects

  • Message Templates - any template using , , or resolves those placeholders from this page. See Message Templates.
  • Bulk outreach and sequences - Bulk Messaging and Sequences resolve the same placeholders when sending template-based messages.
  • Offer price - the placeholder is computed from the Offer Base and Discount pinned in the My Offer panel, then rounded to the nearest $100.
  • Offer materials - deal materials that quote terms start from these defaults.

What changes when you update it

  • New template-based messages and previews use the updated terms immediately after you save.
  • Messages that were already sent are not rewritten.
  • A specific deal can still use different terms where the workflow exposes per-deal values, such as editing the message before sending.

Setup tips

  • Set an inspection window your team can actually honor; agents notice when quoted terms slip.
  • Keep Closing Days aligned with how your funding usually works. Cash buyers can quote shorter closings than financed buyers.
  • If you use Percentage of Price earnest money, remember the placeholder renders as a percent (for example “1%”), so make sure your template sentence reads naturally either way.
  • Review Deal Terms whenever your acquisition strategy or funding changes.

Limitations

  • Deal Terms are organization-wide defaults. There is no per-teammate or per-market set of terms.
  • Saving Deal Terms does not send or update any offer. It only changes what placeholders render going forward.
  • The placeholder uses the Min Inspection Days value.
  • Only admins and owners can save changes; members see the page as view only.
